House Rules & Guest Policies

Thank you for choosing Costa Rica Tarbaca Mountain Home for your stay. To protect our home and ensure a peaceful experience for all guests and neighbors, please carefully read and agree to the rules and policies below.

These rules form part of your rental agreement and are legally binding.

1. Purpose of Stay – Family Vacation Use Only

This property is a private vacation rental home intended exclusively for families and small, quiet groups enjoying a peaceful holiday in Costa Rica.

Strictly no parties or events are allowed. This includes, but is not limited to: loud gatherings, bachelor/bachelorette parties, wedding receptions, or any event that may disturb neighbors or exceed the agreed guest count.

2. Bathroom & Septic System Rules

Costa Rica uses delicate septic systems that are different from those in many other countries. To avoid serious plumbing issues and costly damage:

  • Absolutely no paper of any kind may be put in the toilets.
  • All toilet paper, facial tissue (Kleenex), sanitary and hygiene products must be placed in the trash can provided next to the toilet.
  • After wiping, fold the toilet paper neatly and place it directly into the trash can.
  • Do not flush wipes, cotton pads, diapers, feminine products, or any other materials.

Failure to follow these rules can cause blockages and septic damage. Any plumbing or septic issues caused by improper disposal will be charged to the renter.

3. No Smoking Policy

Smoking is not allowed inside the house under any circumstances. This includes cigarettes, cigars, electronic cigarettes, vapes, and any other smoking devices.

Any evidence of smoking inside the property (including odor, burns, ashes, or residue) will result in additional cleaning and deodorizing fees, which will be charged to the renter.

4. No Pets Policy

No pets are allowed in the house. This rule helps us maintain a clean and allergy-friendly environment for all guests.

Bringing pets into the property without prior written approval may result in an immediate termination of the stay and additional cleaning or damage fees charged to the renter.

5. Check-In & Check-Out Times

  • Check-in: Any time after 1:00 PM
  • Check-out: On or before 11:00 AM

Late check-out or early check-in is subject to availability and must be approved in advance. Unauthorized late check-out may incur additional fees to cover cleaning delays and scheduling impacts.

6. Responsibility for Damages

The renter is responsible for any and all damages to the property, its contents, and any common areas caused by the renter, members of their party, or any guests they invite to the property, whether intentional or accidental.

  • Damages include, but are not limited to: broken items, stains, burns, missing items, excessive cleaning, and damage to walls, furniture, appliances, fixtures, or outdoor areas.
  • Repair or replacement costs, plus any associated service or labor fees, will be charged to the renter.
  • The renter agrees to report any damages or issues as soon as they occur or are noticed.

By confirming this booking and signing below, you acknowledge that you understand and accept financial responsibility for any such damages.

By signing below, I confirm that I have read, understood, and agree to follow all House Rules & Guest Policies for Costa Rica Family Villa, including:

  • No parties or events.
  • No paper or hygiene products in toilets; all must go into the trash cans.
  • No smoking inside the house.
  • No pets allowed in the house.
  • Check-in after 1:00 PM and check-out before 11:00 AM.
  • Full responsibility for any and all damages to the property during my stay.

I understand that violation of these policies may result in additional charges, termination of my stay without refund, and/or claims against my security deposit or card on file.
